Short-term-rental rules differ by jurisdiction. The City of St. Augustine has specific zoning overlays where transient rentals are permitted; unincorporated St. Johns County (including most of Ponte Vedra Beach and Vilano Beach) has its own ordinance. Ryan reviews the specific property address against the current rules before underwriting any STR-driven thesis.
What is the best area for real estate investment on Florida's First Coast?
It depends on the thesis. For long-hold land-value appreciation, oceanfront Vilano Beach and Crescent Beach lots offer the strongest basis. For income-producing STR, walkable historic district inventory in St. Augustine has the deepest demand. For institutional-style buy-and-hold, Ponte Vedra Beach offers the strongest school-district premium and the lowest vacancy risk.
